I am a victim of Mr. Sanjay’s unethical practices(Propery Consultancy: Prop Advisor, Project Invicta, Secor 26, Ulwe, Navi Mumbai). He misleads customers, trapping them into paying a token amount through false promises and lies. Once you pay the token amount, you are effectively trapped. If you try to withdraw after realizing the details are not as promised, he threatens that cancellation will result in a ₹50, 000 loss.
Here’s how their sales strategy works:
First Interaction: one/Two salespeople will sit with you, agreeing to whatever you say without hesitation.
Second Interaction: A new sales executive introduced as his boss, joins the conversation, with the original salesperson becoming passive.(Make sure to review all terms again at this stage.)
Booking Push: They promptly answer your queries, calling you frequently to push for immediate booking, promising better deals. They withhold key details, like parking information, saying, “Don’t worry, I’ll get you the parking you want.”
The Trap: Once you make the initial payment, you’re stuck. Cancellation leads to a ₹50, 000 loss, and they may demand additional payments(sometimes in cash) under the pretense that it’s common industry practice.
Even if you email or complain, no action is taken. Builders often fail to mediate or arrange discussions with the sales team—it’s a clear case of collusion.
Advice: Document all terms before making any payments. Don’t rely on verbal promises. Otherwise, you may end up dissatisfied and unable to enjoy your home.
This behavior erodes trust and damages the organization’s reputation. Such individuals should be held accountable and removed to restore customer confidence.
