Till now I have financial differences with Brick and Bolt and they are not able to resolve as no systems are available and no one knows how to handle the project they always delay the payments and the contractor will stop the work my project was supposed to be completed within 9 months and I am writing this post after 2 years of start but the project is not completed yet this is purely because of delay caused by BnB and they are not even ready to listen to you and they never visited on the days of slab which as per agreement it was their responsibility to oversee the project.We have been calling the engg to visit on the slab days to ensure the slab is done correctly but they never turned up till the slab is completed. This is how they will take care of your project and please clearly understand their way of working they simply take out your complete commission in the beginning itself though as per contract the commission% to be take as per the stage completion but BnB will take their complete commission in the beginning itself and there will be some advertisement charges which they call it as CM charges which will not be disclosed to you and deducted anything you ask they will say it cannot be told to the customer it is internal. After involvement of VP of the company as well you will not get any solution to the issues.
We had a triparty agreement between me, Brick and Bolt and Ordient Ventures Pvt ltd represented by Prajwal Kumar.
The main issue happened initially was the funds not getting paid to Contractor from BB due to some issues and due to which the work was getting delayed.
Though payments were made to BB the same were not flowing to Prajwal the contractor.
Meanwhile Ordient guys have charged an amount of Rs.19700 for the plumbing clamps which will be put to hold the plumbing pipes. I have counted the number of clamps and are around 10 each costing around Rs.80(totaling to Rs.800) but when asked about it they say they will add 33% administrative charges which will still makes it to Rs.1064 which is the total after adding 33% but I could not understand Rs.19700 which is charged for Plumbing clamps.
The commission of the entire project BB has taken at the beginning only breaching the contract of taking 0.6% on the work progress.
This affected our project and happened to stop the project for almost two to three months.
Later me and Ordient Ventures Pvt Ltd that is Prajwal agreed for direct payments to the contractor and rest of the terms remains same. The contractor was supposed to receive the payments after completion of a particular stage of work as mentioned in the contract.
The Prajwal the contractor convinced us to make the payments as per advance payment which we were supposed to make to Brick and Bolt to Ordient and accordingly he will complete the stage of works. But he never completed any stage of work on time and all the advance payment he used for his personal and other projects and make me suffer.
Now we are in the third year of the contract and the completion is not taking place. The Complete advance payments along with Extras which are exorbitantly high-priced extras are paid to the Contractor but in the last stages CP fittings and Window and tiles works are pending and the Contractor don’t have money which I have paid in advance.
Apart from the above points we would also like to confirm that all the materials used in the project are very low quality which are not as per agreement.
Now that we are in a hurry and it has been three years to completion, we would like the project to be completed asap by the contractor with the monies we have already paid.
The total contract price is Rs.81.8Lakhs I have paid the amounts in the following manner to both the parties, that is Brick and Bolt and Ordient /Prajwal Kumar.
Now the current status I am getting the things done by myself which is half done and the painting work in progress and the wall plastering is falling down when they try to rub the walls for putti.
