If you are having above question with mahaveer or any other builder then probably this review might be useful to you.
Somebody might tempt to purchase Flats of Mahaveer because of following reasons
Low cost compare to other builders( at most 4 lakhs)
Big advertisements create impression of Big name in one’s mind
Name itself creates feel good factor:)
Let us analyze above temptations
First Temptation: Builder is maintenance low cost probably. Following may be the reasons.
Builder is in business for charity.:) which is not case
May be builder is very very efficient, so that he is saving cost.( most of the people can not buy this reasoning.)
May be builder is deviating from the approved plan.( Ask for commencement certificate issued by BBMP and ask whether builder will produce occupancy certificate from BBMP. If it is G+3 building most of the time you may get big NO in answer. At least commencement certificate should be there, if you like to dig down put one RTI in BBMP office on issues or litigation pending on building, all truths will be in front of you in one month. A definite reason to join Anna movement.;).)
Builder is giving inferior quality work( Check any 2 or 3 year old Mahaveer buildings, after your study of two buildings you yourself can identify the third building of mahveer. Craks in building is the trade mark for Mahaveer buildings. Now this is more worrisome in case of high rise( more than 4 floors.) Fluffy doors, you can make this out, from outside of the building. this list will continue if you observe inside the building, inside flat.)
Second Temptation: Ignore big hoardings, Big advertisement in TOI and CREDAI( again one name which tells you partial truth.)
Third Temptation: Remember builders original Name is Reddy:)( Malice towards none, but this is famous in Karnataka for not good reason)
So if you decided to purchase Reddy structures (Mahaveer) property, Either you should thoroughly check legal issues. Like commencement certificate, availability of occupancy certificate from BBMP or you should be ready for legal head-ache sooner or later. You should be ready with inferior quality construction not merely accessories. Probably Mahaveer might have improved on this but cracks in the existing buildings are shouting loudly otherwise.:) so in my opinion one should not judge reddy structures or any other builder based only on cost. Possible future issues can be no buyers for the property or litigation. Savings in cost now looks minimal if one look into the future issues.
