Before taking relax plan of Nobroker for Rs.2400, I thoroughly searched for homes in their website around Bangalore and found few which are of interest to me. I decided to pay for the "Relax" plan thinking maybe nobroker team will send representatives to the area/localities I specified to them and search for houses I require under certain budget.
But I was wrong.! Initially they assigned Ms.Priyanka as my relationship manager whom just sent me some list of houses which I already shortlisted by myself and asked me to visit the house and give feedback of whether we can finalize it. I felt like I paid 2400rs to someone just to search online website for available houses near me.
I lost hope and I searched myself for good houses from nobroker website and finally found one. By this time my relationship manager got changed to Mr. Syed Affnan and although communication was good I had to again personally search houses on my own and found suitable one and confirmed it and then I made a visit there and finalized the deal with house owner and negotiated the rent and advance a little by face to face talks. I informed Syed Affnan(RM) about this and thought maybe he will also help me in rent negotiation. but guess what I was again wrong.
Conclusion
-I paid 2400rs(Rs.1999+ tax) to NoBroker to take "Relax" plan
-I searched for houses by myself through their website.
-I contacted the house owners through phone for the houses which I shortlisted
-I myself personally visited their house.
-I myself negotiated with house owner for rent and advance.
-I informed NoBroker RM about finalizing the house, so that he can block the house from other viewers.
-I got a call from packers and movers of NoBroker and charge was average considering Bangalore city
I dont know if my expectation was wrong or having over expectation but . I think Rs.2400 is a bit too much for the services NoBroker offer.
Here I did most of the service for myself and since I reside at Bangalore itself., I cannot speak for others who are looking for houses from other states or who are very busy to look for houses on their own. so I have decided to take neutral stand here.
Improvements can be:
-A representative should verify houses and provide exact location on Map
-Representative should do a background check on house owner and identify type of tenants already living if its a individual house.
-Representative should check the house and click photos from all angle and identify problem areas which we can be aware of.
-Representative should rate the house based on - Condition of house - Points for locality for nearby accessibility. - Rent and advance when compared to other houses in the area
I am suggesting this because we dont want to pay Rs.2400 for people doing online search and suggesting houses which we can already do by our self for free. We want a trust factor when moving to a new house. Here most of the part tenants are doing and hence role of RM for the service cost of Rs.2500 is not justified.
