Noida is an area in India which comes under the management of the New Okhla Industrial Development Authority. The city is a part of the Noida Vidhan Sabha constituency and Gautam Buddh Nagar Lok Sabha constituency. The city stands at 17th place when it comes to cleanliness in India, compare to Gurgaon and Faridabad. As the city is at its close proximity to New Delhi, the demand for the Property in Noida is on boom. The property rates are on the rise in the township because of well constructed malls which are the centre of attraction for the city. These includes The Great India Place, sector 38 A (near sector 18), Garden Galleria, The Great India Place Phase-2 Sector 38 A which is in construction mode, The Mall of India Sector 18, construction Mode, Centrestage Mall, sector 18, The Spice World Mall, sector 25A, (near Noida stadium) and Shopprix Mall, sector 61.
The rates of land which worth Rs. 3,000-15,000/m² about 5 years ago have escalated to Rs. 30,000-85,000/m² (US$ 712 - 2013/sq meter). Some real estate companies have played a major role in the development of the city like- IC, Buniyad, Investor Care, Netcorps, Unicon, Landscape Realtors etc. The developers of Noida real estate have elegantly designed almost all the projects so that they stay connected with the three main expressways - DND Flyway, which connects Noida and Delhi, runs across the river Yamuna, and receives heavy patronage from office-goers in the city, Noida-Greater Noida Expressway and Yamuna Expressway which connects Noida to Agra via Mathura. Road service is excellent where UPSRTC, DTC and private buses ply through various routes in the city.
Property in Noida in some of the high-end projects with world class infrastructure like JP’s Wish Town over 1,162 acres, Golf City on 200 acres, Orris Infrastructure’s Green Bay on 100 acres and Curio City on 200 acres, Supertech’s 100-acre Up Country and 100-acre Golf Country, Ajnara’s London Square on 21 acres have registered good appreciation. For instance, the forthcoming golf-themed residential project from Orris Infrastructure, Green Bay, launched at Rs 21,000 per sq metre, is now costlier by Rs 4,000-5000 per sq metre. Supertech’s Up Country was launched at Rs 21,000 sq metre, which is now quoting at Rs 28,000-32,000 per sq metre.
Properties on the Noida-Greater Noida Expressway have also appreciated well. JP’s Wish Town comprises JP Classic in Sector 134, JP’s Kensington in Sector 133, JP’s Kalypso and Pavilion Court in Sector 128, and all these have shown a good appreciation. Similarly, Unitech’s Unitech Grande, ATS’s Hamlet, Omaxe’s Omaxe Grandwoods and the forthcoming Golf City in Sector 150 have been receiving great attention from the property seekers.
Noida has also approved the construction of a 5.8 km elevated road parallel to the Shahdara drain. Starting from Sectors 14 and 14 A onto Sector 95 and Kalindi Kunj, the stretch, costing Rs 525 crore, will be of four lanes. This route will provide an alternative route between Kalindi Kunj and Noida and help ease traffic congestion on the expressway.
As part of a major Metro extension plan, a 28 km-long track will be constructed between Noida-Greater Noida and further extended up to the Yamuna Expressway. This line will link Sector 32 via Sector 50 and 71. The project is likely to be completed by 2015. A DPR has already been approved for this and the authority is approaching financial institutions for viability gap funds and tax exemptions to meet the project cost.
