I bought my flat in aditya imperial height in 2011 . They offered me pre emi and clearly wrote in AOS that pre emi will continue till I get the flat.the handover deadline was december 2013. I didn’t get my flat till now I.e jan 2017. They stopped pre emi in jan 2016 saying flat is handed over for interiors and in next 3 months you will be living in it. Flat is still not complete I am still living on rent paying hefty emi too . Now they are asking for more money from all buyers saying all have defaulted. They have given some imaginative delay days and asking for 24% penalty from all buyers. Still no flat is registered. If anybody asks question or raise voice they immediately send cancellation notice . They won’t listen to any of your argument once you pay them 90% . They ask for maintainence, corpus and service tax . Which are not mentioned in AOS.they have charges 1 lakh for club house . Now they are saying 80% of clubhouse is commercial area and 980 owners ger 20% I.e only 10k after of clubhouse so 10 crore for 10k sft. They also collected 50k per flat for manjeera and are not commiting to that also now. There are n number of problem before we have even moved in. I don’t know when we will move in and what more issues are on the way. Also they are saying terrace belongs to them which was not in AOS.Also they are reducing undivided land share in sale deed from AOS so that they can acquire clubhouse and terrace .
