I bought 3 BHK with PT @ AmarPrakash Royal Castle project. I was an NRI when I bought this. They showcased their project in website and I was very much attracted. Thinking that their project will be good. Based on their email regarding hand over I returned back to India; But my fortunate they didn’t handover the apartment stating that our Constructionguru30 is completed; but CMDA has not provided Completion Certificate. Later somehow they handover the key and for that again they kept some condition like we need to aishwaryasingh23 the amount as fees(for not aishwaryasingh23ing on time), then we need to sign their maintenance agreement, clubhouse agreement(while they handover, bhoomi pooja for clubhouse was not at all done) . but I paid lakhs for that and I was(not only me), lot of owners were made foolish . post getting the keys, during 2015 rain, my entire bedroom was spoiled and I lost lot of beautiful clothes as the rain water comes inside my bedroom through walls(seepages) .
Then they promise RO water will come full day; but everyday only 1 hour . now for that again they do have reasons . whereas in someother blocks they are providing 24 7 RO water supply .
Lifts . it’s all old Kone lifts which does not work properly; if one lift work then other will stop .
Securities . they keep securities . but for blocks most of the time securities won’t be available . I am not criticing the people who are doing those job(they all old people and if they earn money then only their family can run) . but for use security people are too leans and not even strengthen enough to handle situations .
But the developer and their sister concern maintenance property claims that they have sooperb security system(like access cards for lifts, camera etc .) .
They promised for clinics, ATM, senior citizen walking area, shuttle area, cricket play area . . all are in papers only . Shuttle area will be in-between two blocks and when they residents playing no cars or bike can go . if we have to go, then we need to do pradhaksina .
I can write lot about these guys . but what to do . hereafter I can’t do anything . so please decide twice, thrice and compare the prices with other builders and go through their clauses and then book the houses with them .
They say . COME AND HAVE STRESS FREE LIVING; But right now I am having STRESS LIVING only .
Rather then gaining lot, I lost lot of things .
Positive Points: Some of the CRM guys who are working their are nice and they attended my faults. Those guys wherever they go they will shine . All the best for those guys! Wishing you all success .
