I am the residence of palm riviera(Amarprakash developer) & would like to share the pros & cons of my residency.
1) Security cam in individual homes:- Developer(builder) has provided bell camera(Godrej company) to identify who is outside, but the camera eye is installed far away from the door hence no picture appears on the screen. Camera eye range is very narrow until a person is exactly in front he/she
can’t appear. children/ very short height is the further issue. Hence absolutely no use of security camera.
2) Fountain pattern:- To bring Venice to look like Italy, Developer has made island apartment surrounded by a fountain. But the pattern(water outflow) of
The fountain is not at all appealing. I would recommend Developer/management to visit at least once outside arrival terminal of Mumbai airport where similar water bodies are made with beautiful fountain pattern. Further, the water leaks out to the basement. An architect told me this kind of work need highly skilled engineering as the water does seep one day(if not in few months may be in years) this will reduce the service life of the building.
3) Hot water facility: - Developer charged RS.27000/- from each owner stating that its mandatory rule by the court to provide solar panels for hot water(To save electricity) but so far there is no hot water facility given as the solar panels are either not sufficient in quantity or not effective at all. In the AGM meeting developer spoke to provide electrical heating elements in water tanks. This will be a complete misuse of law/court orders. And the electrical charges will be charged through consumption charges. Moreover, Hot water facility is provided in the bathroom where geyser facility is already available. While another bathroom where management denied the electrical wiring has no option for hot water facility.
4) Full maintenance charges without complete facility:-
Developer charging complete maintenance charges but there is no park/indoor or outdoor game(except temporarily volleyball court) facility/ fully functional water bodies/ club etc.
To attract customers battery cart facility is mentioned in the agreement copy. During AGM meeting developer told this facility will be chargeable extra.
If a club comes to existence there will be separate charges for certain facilities and club maintenance, in spite Rs 2Lakh and above is paid in advance a few years ago.
5) Consumption charges:- Even though there is a 24 hrs electrical facility(back up by generators) but it is chargeable. Common lights/backup power/ electrical power for water bodies are chargeable.
So periodically you have to pay maintenance charges+ consumption charges+ club charges(whenever available) which is equivalent to another rent. Consumption charges are increasing gradually & during the summer season, it will shoot up due to more power cut. Inverters are the better & cheaper option.
Conclusion:- It’s better to buy land/plot individually or buy in conjunction with few friends & build your own house/ villa etc. & feel free rather than being a slave of a builder/developer.
