1.First of all Customer service is good up to your booking stage. They are having good marketing strategy.
They’re flexible in making changes inside your house as per your wish.
They are very strict on payment. Also they’re having less vasthu in their plans. They do not have much efficient person for their planning.
Product/Material quality using for construction is average.
They’r claiming more common area{>30%}. You’ll get only around 65% - 67% carpet area. So please be more cautious on this. They’ll expose more carpet area before starting construction. But when you check the carpet area after construction, it’ll be less than that. Carper area is less than compared to other builders. Also you’ll be getting very less UDS{<50%} compared to other builders.
Delivery is not as per the commitment. If you ask for delay in the delivery, they won’t tell proper reason. Also they’re not ready to excuse or ready to reduce the amount for that delay.
Their actual government approval plan and actual construction plan are totally different.
You’ve to go to the site to check the construction is happening as per your wish{if you ask any changes inside your Flat}, otherwise it’ll not happen.
They don’t have senior site supervisor. Mostly fresher.
They are having different sister concerns for construction. Please don’t go for that. They do not have skill on proper planning{even for site plan also}.
They’re demanding more for parking facility{2 lacs}. But you can’t park Big / medium size car inside the parking place allocated for you. You can park small segment cars only.
Also water choking on bottom of the ground floor pillar due to chaock pit / sump / drainage take surrounded by it.
Delivery is also not as per the commitment. If all the Flats in the apartment are booked, then only you’ll get your Flat handed over.
Post Flat Delivery:
Post Flat delivery{payment settlement}, you won’t get much support from them. If you go and ask for any issue{pipe leakage / civil issue / electrical issue / .}, they’ll simply tell us to get list of all our problems at single stretch and don’t come for one issue. How is it possible. Can we wait for other problem to occur, if any pipe is leaking? If you call them, they won’t respond properly.
Also they won’t speak for more than 5 mins to you if you go for any issue post delivery.
Please don’t go for Anu builders / Anu-partner builders. Better you can search other nice builders in that area. My personal experience. Because you’re going to invest one time for your dream home. So please go and search for other nice builders. Spent more time on finding nice builders and see their already constructed Apartments in Live.
