I had booked a 3BHK in Bharathiya city Nikoo Home V property and it ended up cancelling due to the non acceptance of the sale agreement clauses. My sincere advise to the buyers- Please dont be in a hurry to do the booking. Their sale agreement is completely biased and protects only the developer interests. They are not willing to change any single clause in the agreement. They promised the delivery by Q1 2028 and in the agreement they are mentioning Aug 2029 which the completion time line by RERA. They have included a mortgage clause where we need to give permission for the builder to mortgage the property and we should agree to it. And we should also agree that we will not complain if any pollution, noise etc due to the ongoing construction. Once the booking amount is paid, then you are already trapped. If cancelled they will take the cancellation charges. Please be careful.
