Citrus Motown review

Be careful of CITRUS Ventures whose office is located in Bangalore Ulsoor Road. Their projects are Citrus Belmont, Citrus Motown and Citrus Spring-ville.


I had shown interest in Citrus Motown, the project is located 9 kms away from Narasapura town and is about 7 kms away from Narasapura Industrial area.


Here is my experience,


The marketing people are very rude and have no respect for prospective customers even before customer books a product, just imagine later(?)


I was told by Marketing person that the "CITRUS Motown is almost sold out, less than 5 sites are remaining".


When almost into deal, I came to know that they have not sold more than 2 plots out of 130 plots even though the project was launched 8 months back.


On one morning I went for last negotiation with the marketing team, I was made to wait as there was another customer/s(Husband & Wife) were dealing with the team. I was offered coffee, water etc etc. Soon they came out and both sides were talking loud."NO DEAL".The woman requested for a glass of water in Kannada, another office boy says in Tamil said "forget them" I was watching both, the woman was thirsty and the water never came even after 3 minutes and they left!


After seeing such behavior I walked in with closed mindset, ordered coffee, water and had lengthy discussion and finally made rock bottom offer for purchase of land in Narasapura layout. The team was very unhappy, walking out in hurry and talking loud, one guy even blocked way to me as I walked out.


Some points:


Their plots are not immediately registrable


Their projects are funded by HDFC and only HDFC offers loan.


Their on-site work is sloppy, poor quality.


The staff wants fat margins and behave like IT professionals while dealing with brick, mortar and land.


The prices are not transparent, marketing team is highly unprofessional. Avoid these unprofessional people at all costs, in a desolate place which needs atleast 10 years to develop, they are charging > Rs.1000 per square feet.the money is worth to be put in Post office deposit, which will fetch better returns. The guidance value of the land is Rs.75/- only but they sell at Rs.1000/- psft.
