I had booked site no 174 confident oberon whitefield in april 2014 last year. On booking Mr.Gaffar and his marketing agency felicia consulting(Ms.Harini) assured me that the property is clear and phase I has secured BDA Approval and Phase II they are offering in pre-launch at a price of Rs.3700 has been negotiated. We had immediately given them a cheque of 30% compling with their terms.
They signed the MOU stating that 8% interest in the event they do not deliver. After 1 year, they inform me that there is civil litigation and are not willing to share the information. They also state that they allocate temporary number, that means they have numerous booking to the same site, when questioned they said they do not do such things, but are not willing to share the information of the 16 people who have booked like me and who are suffering like me. Confident is not the actual absolute owner of the property Mr. Anjaneyulu prathipati is the owner who has given them specific power of attorney and registrations are done by confident and not Mr.Anjaneyulu Prathipati. The builders have devised these fradulent scheme to take customer money and not sharing any information about the civil case, which Mr.Gaffar(Director) claims.
All the properties of confident are not absolute sale deeds, please be careful with Confident Group and its marketing team or any other agency that represents. Also Felicia property Consultants Mr.Ajit and Ms.Harini, they hard sell false information just to sell properties. MOU is a means of getting customer money for 8% rate of interest, you as customer will never see registration of the site. They will say they will reimburse the money after one year, they have made money from your money at higher interest rates or procure properties on your money or made deals. I would call them bunch of frauds and cheats who will promise and are not willing to share any information that is impacting you after you have paid the money.
A nightmarish experience. Please do not purchase pre-launch property with them. Most of their documents are also not correct. Even if you are registering the property ensure that they have absolute sale deed in their name, no GPA or Specific Power of Attorney.
