Be careful when dealing with DS MAX if you decided to buy budgeted apartments from them.
If you still proceed to by with DS Max, here is my input which will help you in many ways
Sales: Like all sales person, DS Max has, selling with wrong promise, always note it down get written confirmation from Sales person also get confirmation from email, all voice or verbal communication during this stage is not valid. Written with approved proof for Interiors, Exteriors, AC fittings, False ceiling should be obtained before booking the flat. After Sale deed to get permission for each activity will cost you more, so get written down permission before booking the flat.
Check your parking area if you have big cars.
Sales Agreement: During this stage be careful as this time you will be fooled easily with standard Agreement, do not agree if terms are not clarified and waivers in writing/email given to you.
Sale Deed: Collect the No Dues certificate before going for registration.
Possession: Plan 3 months from sale Deed, as all process will be delayed by this builder.
