I also had very bad experience with Goel Ganga builder. Here is what I faced. I booked a flat in Ganga Vertica@ electronic city, Bangalore from Goel Ganga in May 2008. I paid Rs 100, 000/- as booking amount and builder agreed to send receipt and property document to my residence next day.
But he didnt turn up. I followed up with them for couple of days and finally he issued the recept but still didnt provide property document. It was a heads up for me. I decided to visit Ganga Chelston@ Marthahalli. There I saw people performing house warming in incomplete flats i.e just RCC structure with main door and nothing else. Seems they scheduled house warming based on builders commitment but he didnt deliver. Also, builder was adding new block which appeared to me as he is using space left for amenities to construct these blocks. It was an eye opener for me and I become careful about terms and conditions of sale agreement.
When I checked the draft sale agreement, it was completely unilateral. There was not a single clause to safeguard buyers interest. I spoke to them but they never agreed to amend it.
After having many rounds of discussion, I cancelled by booking in Dec 2008. But builder never refunded the booking amount. Now he is not even ready to talk. Last month builder strike a deal with me to remove my postings from the internet and they will refund my money. As I want to close this issue, I removed my posting. Once I removed, they again stopped picking my calls and not ready to talk. Oh yeah, I forget to tell you about the project progress. They committed possession in Aug 2009 but construction has not reached plinth level yet and we are already in Feb 2010.
I suggest to not to have any kind of dealing with this builder.
