It’s astonishing that a highly reputed government bank like SBI approved this project. The builder’s unfulfilled promises have shattered my trust, leading to a failed registration process that has had significant financial repercussions. The rosy picture painted by their Google reviews feels questionable—after all, in a world where ratings can be easily manipulated with power and money, how reliable is this shiny facade?


The pre-sales experience was smooth and convincing—as expected during pre-sales. However, the real issues began post-sale, once the builder had received the payment. During this phase, I was encouraged to proceed with interior work with a security deposit of Rs. 20000/- under the assurance that I could either take possession or rent the property soon.


The cracks in their promises started showing when I noticed water connection issues faced by existing residents. To my shock, the building was entirely dependent on water tankers, a fact that was never disclosed during the signing process. The lack of transparency was alarming.


Sadly, it was too late to realize that I had already invested in completing the interior work, leaving me in a difficult position. I am still unable to move forward with the registration while the bank pays the whole amount under the tag of completed project.


Amid the numerous major and minor pending works, a recent incident highlights a glaring issue that questions residents’ basic health and safety standards. A passenger lift became stuck in the -3 basement—a location with almost no mobile network coverage.


The situation was dire: the alarm went unheard as the lift is far from the security bay, and the incident occurred late at night. A family, including a father, mother, and children, was trapped for over an hour. They were fortunate to be rescued when one of them finally managed to find a weak mobile signal after a long and distressing wait. This can happen to anybody using the lift.


The rescue itself was further delayed due to the significant effort required to pry open the stuck lift with a rock. This ordeal could have been avoided with a properly staffed security team, an attentive caretaker, and a functional CCTV system actively monitored. These basic safety measures are non-negotiable and builder is still sitting on this issue which can cost someone’s life.


The AV room and gym suffered severe dampness, which the builder acknowledged, resulting in damage to electronic gadgets and rendering the amenity unusable. However, the builder is now refusing to take responsibility, shifting blame onto the residents. It’s important to note that the builder hasn’t handed over the project to an owners association which makes the brand responsible.


The kids’ play area equipment is completely damaged due to poor maintenance. Despite raising a complaint last December, the builder has now responded by claiming it’s out of warranty! Another paid amenity into the drain.


Even two years after possession—despite SBI labeling this as a "completed project"—the builder has neither collected corpus funds nor completed the pending works further strained relationships, leading to owners refusing to cooperate in forming an association. The builder seems to follow a divide-and-rule strategy with weak excuses used to prevent all owners from coming together to discuss issues. For instance, a borewell was completed without any prior notification of everyone.


This is just a glimpse of the larger issues, with only the most glaring ones highlighted here. Having endured a challenging experience with Heather Homes, I strongly advise potential buyers to tread carefully and choose wisely if considering them as an option. Gone are those days when one could blindly buy a bank-approved project.


The screenshots reflect the unfortunate state of this project. Potential buyers are strongly advised to scrutinize all documentation thoroughly, as the builder has been delaying the breakdown of statutory papers for over a year.
