Can you tolerate below things ->
Plumbing Pipe everywhere
No green Space
Swimming Pool is there, but you probably won’t use looking at the condition.
Electricity Issue
Too much politics -> Tenants will not have anything to do with this.
Maintenance Amount -> Vary month to month and sometime may endup paying 4K with useless facilities.
The most important, land owner had 48 flats out of 150 flats , if you can tolerate loud noises in the night , party , and other non-sense issues, you are welcome to Pearl Shell.
for land owner flats , forget about the HRA exemption. I did not hear any rent receipt/proof given to tenants.
Be ready to pay 2 months extra toward cleaning/painting -> this is common practice in bangalore which is really bad.
