Think twice before you invest your money here. I wish there is an option for 0 star from Google to rate and I would have chosen only that. There are list of concerns and Modi management doesn’t care for you. Sales team have a sweet mouth till you purchase the property and take the possession. Once the possession is done, you are to yourself. Very understaffed, no proper process to resolve customer issues. Coming to this venture, there are quite a few issues which have been posted to the Modi management, but none have been address so far. Below are few issues.

1. This is not a gated community at all. They have publicized everywhere that this is a gated community but it’s not.

2. No compound wall constructed. Where the wall has been constructed, they are for namesake and doesn’t meet any proper guidelines of a gated community.

3. Street light within the campus is for name sake. After 6 if you need to walk around, you need to be very careful. They have build such huge gardens, but no light provision for you to sit and enjoy.

4. Play ground: I suppose the GHMC parks have better facilities than what we have here. Most of the equipment’s are dilapidated and not usable. Go and check other gated communities and this one, they have the worst possible park.

5. Club house: The club house is a far fetched dream for people living here. We were promised to have the club house completed before our possession and there is minimal progress on it till now.

6. Construction Quality: They have the worst quality of construction. Basically the quality of employees are bad which shows up in the quality of construction.

7. Process: Modi Management doesn’t even have P from the process. There is no issue resolution management. They have a so called customer care team, who never responds on chats, emails or phone.

8. They have taken 2 years of advance maintenance from all the individual owners and after 2 years they are asking us to pay further maintenance. The question is when they have not provided the promised amenities, on what basis are they charging the maintenance? They are big time cheaters.

I can go on and on and on, but unfortunately there is no solution. So, people who plan to buy can better be safe or have things in written before going forward.

Review on GOLDEN COUNTY project

Note:had to choose Serene Park as project name because "Golden County project" is not listed in the Project name dropdown list)

I had bought a villa more than 2 years ago in Golden County developed by Modi Builders at Rampally near Ghatkesar.

At the time of sale, I was told that the amenities will be in place within 6 months from possession. Even after over two years, there is not even a single amenityprovided by the Developer as committed at the time of sale.

I had chosen the said project at this remote location only due to the hilly location and amenities being offered along with stating it as gated community. It is astonishing to know that it is not an approved Gated Community except for having few unfinished walls and gate.

The quality of construction is very poor and are facing seepages every time it rains. There customer service response is very poor and quote shortage in staff whenever we have any service requests. Even they are not providing documentation including occupancy certificate for getting property tax assessment. These days, they have started demanding for maintenance charges with no basic facilities and amenities. When questioned, they give vague answers.

I urge homebuyers to do a thorough check about the Property and Developer before investing hard earned money in such projects.

Was very excited when we booked the apartment and coordination from sales team was equally good. Gradually realised the real problem?? of delay in handling over, lack of coordination amongst site team, sales team and almighty customer care team of Rambabu ??

Post that it has just been pathetic?? with poor construction quality, rework, Poor security, daily Safety and maintanence issues.

We are not getting any permanent resolution from Modi properties or association. Association is managed by Modi properties only inspite of >70% flats sold and >2 years of occupancy by most of residents. They have site team which is not able to take any decisions.

Worst construction ever seen.its been 1 month of possession and we already faced problem from improper grouting result of which is seepage of water in walls which ruined all the painting works in the house due to chipping and also the furniture work is affected later leakage in drainage pipes in the above floor which ruined the false ceiling in bathroom and the response we get from customer care is these are minor problems in every construction and should wait for the mail from the customer care and delay in repair as there is ongoing pandemic result of which we had to shell money from our pockets and the repair amount is a huge price.pkease talk to the occupants before buying the flat to know the condition of the construction
