I am sharing my bitter experience with Sairung Developers. I purchased a plot with Sairung Developers in Sairung Avenue Marunjee village in 2004. When I purchased a plot, Sairung did a notarized sale deed to me. Registration of the plot is not done because the area was under agricultural land and was not under Pune Muncipal Corporation. Since then I was in constant touch with Sairung office asking them when the registration of the land will be done and every time they used to say the same thing that registration cannot be done at this point because the land is not yet converted into a non-agriculture land.
In 2009, Sairung reached out to me asking for the annual maintenance fee of this plot saying that the area is growing and need to be protected from encroachment and trespassing. I started paying the annual maintenance to Sairung.
In early 2015, I received an email from Sairung sales team to contact immediately regarding this plot. When I called them, they said that the registration of the plot was not done from last 10 years. I asked them to tell me the registration process and the sales manager came back saying that since the plot is less to 10, 000 SF, it cannot be registered as per the rules in this area. I tried following up on this over the email and phone but did not received any response on this.
After few months, I received another email from Sairung team saying that the project has been completed long back and all the registration and allotment has been completed. Since in my case the registration of the plot was not done for 10 years, they are cancelling this plot and will be allocating to someone else. I immediately reached out to them asking them to tell the registration process of the plot and showing several emails that was sent to Sairung but never received any response from them.
After several follow up, I got another email from their CFO Mr Imtiyaz Karbelkar with a different story this time. He said that Sairung is trying to get in touch with me since 2005-06 for the registration of the plot and there was an Income Tax raid on Sairung Developers in August 2013 and they have to surrender the advance of my plot to Income Tax department and the plot cannot be allocated to me since they surrendered the money to IT department. When I spoke to Mr Imtiyaz over the phone, and explained it to him regarding my constant efforts to get more details from Sairung team over last several months, he simply said that the company is not directly responsible for any communication between sales team and customers.
With this comments from CFO, you can understand the credibility of this company. They are big liars and you should not fall in the trap of purchasing any land from them.
I just want to spread this incident through social media so that your hard earned money is not lost.
I will be filing a police complain and going into a consumer court against Sairung Developer.
