These builders are a fraud. Our experience with these builders has been pathetic. We believed in their false promises and got fooled. Here is our story with these builders and all the pain we are going through after buying their property.
Sharing this so that no one else goes through the same pain and stuck with these bullshit builders with your hard earn money.
All this started in 2016 when I was looking for some property for my parents. They are senior citizens and live along in Mathura. At that time these builders had just started these projects. They showed us a project brochure where they explained gated society with individual villa plans. Each villa had dedicated car parking, society had an open park, and many other services to offer.
We booked one two-sided open Villa in 2016 by paying around 10 Lakhs extra just for another open side. Later we figured out that the land on which our booked villa needs to be constructed is not legally cleared yet and they changed our booked villa no. After a few months, mid-way of construction they removed dedicated car parking and convinced us that parking should not be an issue as there is enough open space to park cars. Slowly they made many small deviations in constructions and tried every possible excuse, not to made an agreement.
As we bought this home on loan and agreement is required they silently added the agreement on the backdate at the day of registration. It has been more than 3 years of the registration process, still, there is a lot of construction work pending in our villa. After many follow-ups as well there is no action from these builders.
Their true nature started showing up when new members started joining society. Other owners started parking their vehicles adjacent to one of the open sides of our property. When we complained to builders and suggested to come up with a parking plan to avoid any clashes they kept silent. Slowly other owners started encroaching our side and made their dedicated parking. When we talked to other owners they said builders have asked them to do so.
Instead of suggesting the right thing to these other owners and ask them to use their own walls to park the vehicles, looks like builders encouraged other owners. Slowly situation has been so worst that my Senior citizen parents are going through a lot of mental harassment by other owners and all because of these builders. Instead of resolving these matters by settings up the right expectation and rules, builders are encouraging this situation.
Please beware of these builders and any of their upcoming projects, these guys damn care about customers and the services they are charging for. their paperwork is all vague and every clause will be in their own favour.
Think 100 times before you buy their properties.
