I did buy a property with sobha recently but I was really not aware of the fact that the 1200 sq feet area of apartment is actually 300 sq feet less due to common areas for corridors, lift etc. so you end up in just 800 sq feet after paying huge amount. I noticed it only when they sent me the intimation letter which showed the breakup. Unfortunately I had paid the advance and I was at a risk of loosing money. The sales person will never say this upfront. that was an advice to new buyers who want more space inside their apartment. the road from ring road to this property is indeed pathetic. I dont disagree with the fact that open space is really good around. the worst thing is the CRMs never sends a written mail about any commitments made. they call over phone and intimate the customer on things pertaining to the apartment. so the biggest challenge is if the CRM leaves the job then we dont have any proof of what happened.also be aware that when you go for initial check for apartments they hike the rates and then reduce it with discounts. so if you go for any bookings make sure you do a proper analysis of what you are buying. there is one drain which goes through it also. not sure when the government will take it back for storm water management. the lifts are too shabby for a developer like sobha. trust they will show some standard for their brand.These were some of the points about the frustrations I dealt with.
