Dont buy property from Sattva

If you’re buying property from Salarpuria Sattva builder just make sure below things else you will be stuck in trap:


Don’t think Sattva is a good or A grade builder and you will understand soon after booking property. So do their due diligence and check property to lawyer else take it in writing that there is no case on this property.


Never take the Land owner flat as Sattva will mentally harass you even after registration. So avoid this or any joint venture project specially from Sattva Builder.


Before Signing or giving cheque take the draft agreement copy of buying property and read each line carefully especially indemnity clause .


While booking, if you pay an amount of 2 parking then make sure you take it in writing from the official email id that it’s side by side parking or back to back else you will be looted at the time of registration by Sattva. Make sure you keep at least 1-2 Sattva employees in CC of your email as employees left the organization within months or year.


Please check the carpet area carefully as Sattva do the fraud in carpet area .Please calculate the flat design value in sqft.Later at the time of handover when you measure the flat carpet area will be less and then Sattva told its clear kale mistake we can’t do anything.


Sattva construction quality is very bad and changes as per their convenience so make sure before buying any flat for him.


Never give the Amenities charges in advance .As per RERA it will be after project completion but Sattva tries to fetch in advance across EMI.


Sales team is always lying so be careful and get everything in writing.


Later after sending an email to MD, Sattva management staff behaviour is the same and does not change.


Ex_1: In the common washroom give the anti-skid tile and bedroom normal tiles.So you can understand an A grade builder mentality to save a few thousands.


Ex_2:Remove the corridor Staircase gate.


Ex_3: Remove window mesh from few series flats in whole project


Ex_4: Change the Swimming pool design and not ready to do the boundary of the project to save a few thousands.


Ex_5: On the name of greenery planted cheapest tree or least cose plant in the project.


Moreover Sattva is only a builder where VPs change their words on email, especially CRM on corporate email.


later when you will enter the trap with the above things then the CRM head will pass the issue to sales team or legal team and no one will take responsibility .Everyone will pass the issue to each other.


Sattva has a lot of internal team(Sales/Project/CRM/Legal) issues so be careful while dealing with Sattva.


This all above issue is only from 1 project of Sattva which received the OC mid of last year.
