It all started with the sales team of Risington who gave false commitments and promises. It was informed that they gave a UV plant but this facility is not available till date. They continue to provide us unhygienic water till date. They also confirmed that we would have an exclusive POT which could be covered after handing over, yet the issues persists.
The CRM team comes next who is the most unprofessional people - Anandi and Malarkodi who don’t even know the basic customer handling skills. Also, If the payments get delayed you might end up in paying a lump sum amount that would not even be informed in the first instance.
After all this struggle with the CRM team, we ended up buying the property finally and then met up with the FM team whose responses were so lathargic on any issue pointed. For instance, when we pointed out a fixture issue in the wooden flooring, he mentioned that the same issue is found in other parts of the flooring as well and that could not be fixed. When inquired about the association here, it was Informed that Doshi would hold the maintenance until all phases are handed. Please do check on the seepage issues and cracks during inspection to avoid these issues.
After moving in, there was a lot of issues that we faced from the maintenance end. One of the most pathetic teams that were even seen as they’re would be absolutely no response even during an emergency situation. Many at times, even when the water lines were broken the FM team would respond within 2-3 days without any hurry or panic.
Surprisingly they do not have a plumber and an electrician in the team for this high rise building. You will have to book an external person to take care of any emergency at home.
The common wall is very flimsy and fragile between the flats and the ceiling height is also very low - only 7-8 feet where even a small noise could be heard to your neighbour and might disturb others.
The quality of construction is really bad. When we assumed that the construction quality of Doshi is good their quality was pulled down in this new higher rise project. Lot of cracks and leakages are noted and the material quality is found not good. We could see lot of patch works and leakages in the beam.
The apartment size mentioned during purchase is 1024+95 sq ft POT but in actual it would be only around 600- 700 sqft for 2 BHK as the communication shaft, electrical shaft would take away your half space.
Before purchasing, it’s good to understand the difference between carpet area / built up area / saleable area and also to understand what does 2bhk and 3bhk means.
2bhk is 2 Bedroom 2 Bathroom 1 hall and 1 Kitchen
3Bhk is 3 Bedroom 3 Bathroom 1 Hall and 1 Kitchen.
Whereas, Doshi would Sell 2 bhk stating 2 Bedroom 1 Bathroom 1 Kitchen and 1 Hall. Which is 1.5 BHK
3 bhk stating 3 Bedroom 2 Bathroom 1 Kitchen and 1 Hall. Which is 2.5 BHK.
Even the open car parking is sold to the residents and the number of parking slots allocated as per CMDA is different and the number of unauthorised parking sold is different.
They are unaware of handling the private open terrace issues which persists in the 1st and the 19th floor. There would be no response from the management on any related issues. Being a renowned builder for 4 decades, they don’t seem to even understand and handle this small POT issue.
The 1BHK is mostly owned by Zolo which are acting PG’s having always a disturbing crowd of bachelors. Also not sure how this G block alone has CCTV facility (floor wise )but not in other residential blocks. (Basement parking)
The worst security service where anyone could enter without any pre-check and the security ppl are not paid properly and hence they care a damn to even check on anyone entering the community. Soon Doshi might end up as a common way for public usage. ( Pl do verify on your own in case of any doubts)
In all the gated communities, the association would be handed over by the builder within 1 year. But here in Doshi Risington even after 5 years the management is holding the maintenance and providing poor services to the residents. Gaining profit from commercial block and using it for phase 2 development. (Including Corpus fund interest )
Before booking a property, pls do check once with existing residents and understand the persisting issues here.
Still, if you think that these issues are temporary and still proceeding with the booking process, you are absolutely wasting your hard earned money by investing here. At end you will lose your peace even if you rent out.

If you are looking for a residential property, better invest in Hiranandani where you can get 3bhk for a lesser price than Doshi instead of investing and wasting your money here.
