Lot of Review posted in this public forum about the golden Opulence.(I collected the all information by many customers and posting in this message)
Please share your views to pressure the builder by the new flat booking customers. By sharing the information you are helping to yourself only.

The builder needs to be pressurized by already bought flat owners and all new clients who is in the process of finalizing the flat purchase.
Due to any reason if the flat is not booked the customers who seen the flat, inform the reason to the sales team stating that due to the following reason only I am not booking the flat.
If the reply goes to the builder from 50 to 70 new clients the builder have no chance to correct the all issues.
LET US HELP EACH OTHER.
1.) The Car Park marking is carried out by affecting the fire Truck Movement.(No access for Fire Fighting vehicle).
2.) The builder is not having the CMDA/Fire dept approved car park drawing as per the present marking.(The builder needs to get the present car park drawing approval from CMDA / Fire dept).
3.) Maintenance money not given by the builder for the flats which is not sold by him. If the already occupied owners and new buyers not insisting to pay the monthly maintenance money by the builder- approx monthly extra Rs 2000.00 needs to be bear for the common area maintenance by each owners for the area which is not bought by any individual as of now.
4.) One of the mouthshut user stated that, there is no power source for the fire fighting pump. I am not sure about the norms in this. The already occupied flat owners can engage the technical consultant for knowing the government norms.
5.) The already occupied flat owners needs to ensure that, the water treatment system, sewage treatment system is having proper test results. This is the very critical area where our health issues start affecting. If I am correct few of the approval needs to be given by the pollution control board.
My fried bought the flat from one of the leading builder in chennai, they are not received the approval from pollution control board.(By the builder)
The builder is also sold all flats and left the project.
Now the association team is suffering to get the approval from pollution control board.And the association team needs to pay the money to the pollution control board and the expense for this approval is very huge amount.(Approx 50 Lakhs).
If the inspection of the consultant study result says, the installed system everything is normal, the consultant fees can be paid by the association people.
If the study result of the consultant says, there is a abnormal / any important requirement is not installed by the builder the consultant fees needs to be paid by the builder.
4.)One more think, one portion of money given to the builder as a corpus amount by all the each flat owners. This amount needs to be returned by the builder to the association as a full amount for the all flats he collected.
This collected money is veru huge like this, for this kind of project volume
Few of the builders misuse this money like using this money for some other projects and they are not able to return the money to the association.
In that situation what the builders do that, the builder will make misunderstanding between the association members and inform the all occupants to collect the corpus amount back from builder.
If the builder says to return the corpus money, to refund the entire money that will take minimum 3 to 4 years due to many customers are not available locally.(This is one way of buying Time)
Also if the individual person go and ask the refund the corpus money, the builder will make sure to approach the builder for more that 10 days by each customer.(This is also one way of buying time). Returning of the already collected corpus fund is suicide attempt. If there is no corpus find with the association team that all, there will not be any maintenance money available with association members.(For example the building external can not be painted even for 100 years for non availability of money. With The monthly collected money the day to day requirements only can be met).
Also association members needs to ensure that, the new flats sales corpus fund is deposited where.
And all the previous collected corpus fund and new sales flat corpus fund needs to be deposited in one account and the association team is entitled to get the interest for this money.
I am also one of the buyer in this project and now I am in abroad.
Few of our friends collecting the information of the abroad customer of this flats and trying to make the conference call in the couple of weeks.
Once the all abroad customers have that conference call, The all abroad customers also will start pushing this builder.
