Recently I visited the Golden opulence project, and checked the price, project future, club house amenities etc.
Before going to the project, I searched about this project reviews in few of the common forum out of which the Mouthshut also one.
Before visiting the project I was not believed the bad reviews posted in this website.
Along with sales team I checked the few flats. And sales team informed that, In the South West corner(I forget the tower name) one of the block have many unsold flats.
In that tower while visiting the flats I found in many toilets there is water seepage inside the flat around the toilet pipes out lets. Unfortunately the pipes are not covered and the sales team informed that, once booking is confirmed all the pending works will be completed including the toilet pipes covering with false ceiling kind of thing and then only given for take over.
If so many flats have the water seepage I am able to understand the quality of work carried out by this builder. Even the builder is not worried about their sales angle.
With the water seepage the sales team is taking the customers to the flat for the flat selling. I am able to understand that the builders weakness in the sales point of view.
If the sales persons are seeing the water leak inside the flat, why they are taking the buyers to that flat.
Weather the sales team is not having enough sales knowledge or the sales team is not coordinating with execution team about the this kind of quality issue or the execution team is not having any pressure from any of the management side about the quality of work.
I am able to see water seepage even in the bed rooms towards the outer walls. This is also the quality issue. To attend this kind of leak in that height the builder will not carry out the rectification works.
The club house amenities are good in this project. But few of the amenities are yet to come. Even after occupying the flats by the flat buyers these amenities are not come. The already flat occupier and new flat buyers needs to seriously view this.
Why the occupied flat owners not asking about this amenities completion with the builder. There may be fund issue with the builder for not completing the amenities. The builder may invested his profit in some other project.
I can able see that, by seeing the quality of the completed amenities this builder can give the better product in that area also(where the amenities are not completed). But the builder needs to have the fund for that.
The other reviews say(in this website) that, few of the firefighting system issue in this project.
Since I am not expert on this, I am not able to give comment on this.
That issue needs to be checked with some knowledgeable person.
Due to the water seepage issue seen in this project I am not decided to book the flat with this builder at this point of time.
I am going to visit few more project in the coming weeks and then only I need to take the call. The occupied flat owners also need to check their flats especially in the toilets to confirm the water leak. This can be viewed only during rainy season. If the rain stops the leak cannot be identified.
