1st time buyer decided to go without agent to save agent fee. Worst mistake of my life. The builder hired marketing firm to sell the flats who ripped me off at every opportunity. insisted to pay 10lakhs in cash. didnt let me see the agreement till few minutes before Registration. all the numbers were different on the agreement. I was sold 1 NHL at 720sqft. On stamper it just said 493 sqft including two Chajja (flower pot area with roof).. when raised a complaint owner said that guy has resigned and no more works with the developer. so they cant do anything. they sold me flat at super built up area which includes passage and lift area. worst decision of my life to choose this building. met 2 other frustrated buyers at registration who were shocked as the figures promised being different from stamp paper. it seems this is a trick. Always get the stamp paper draft before paying any money and get their stamp. I bet theyll never give u coz theyre scammers. always hire an agent. according to laws , developers are not supposed to sell on super built up area or built up area, they cant sell chajja , they cant charge you for parking. I was asked 2 lakhs extra for parking. with in 6months of occupancy cracks started appearing everywhere in the house. sinks have developed rusts plasters are coming off. I wish I could kill them for taking all my hard earned money. All the other residents and neighbors have similar stories to share. beware.
