Lodha Amara Not Good . Avoid

I have visited Lodha Amara multiple times.




  • First there sales person are too mean and pressurize to book like every day is last day.




  • No site visit even if flats are ready and they boast of having amenities why no site visit.




  • Finally I got to get inside through a frnd who is living there in rented.




  • The major drawback for this whole area there is just one multilevel parking at the entrance only for the whole complex! so whether you buy a flat in the end or anywhere it will take you 15-20 mins to and fro from parking to your flat every time .






Imagine you bring some stuff from market which is always. so first go to ur building drop off stuff then comeback to parking then go again.




  • The kolshet road is 2 lane road only and the amara is to the right at end of kolshet road which is more narrower. if commercial complex are to come. Then it will be hazard.




Whole family will be walking to and fro to parking or the father will be messed. Imagine you have to drop off you kid to school it will take half an hour of your time just to pick the car then park the car again in morning.


They say sir golf cars will be running in future. But do you think for 5000 flats spread across how many golf cars would be enough one wait for those endlessly.


Currently possesion is given no golf cars are there!


Flats layout. Kitchen is at the door and then hall then rooms. Kitchen is just at the entrance not nice. No big dry area or even a balcony extension nothing.


Club house




  • Good but seeming the size imagine when 25 towers public will start using one club.




  • No sufficient kids play area just 2-3 rides here there.






How people come into buying without having look if the property is in just front of sales office and ready people should think developer is hiding many anomalies!

The environment around the project is very very disturbing.. there is still work going on when senior citizens want to take rest in afternoon the irritating sounds of their work comes and it is on daily basis..I am a tenant here and was also thinking of buying bcoz flats and surrounding is very good...but such noisy and irritating sounds will divert many people mind who r thinking to invest there

Potential buyers beware. Do not invest at any cost in pallava city. We have been duped by their sales team and we hope it does not happen to you. There are many hidden costs which are not disclosed at the time of purchase. Also, you as a flat owner our bound by their terms and conditions. You cannot sell or lease or rent your apartment without their permission. Beware

Let me be absolutely clear: steer clear of Lodha Palava. If you value your peace of mind, your sanity, and your hard-earned money, look elsewhere for a place to call home. My experience here has been nothing short of a disaster, and I feel compelled to warn others before they make the same mistake.


First, let’s talk about security. Instead of trained professionals, Lodha Palava seems to employ goons masquerading as security personnel. Their behavior is often aggressive and unprofessional, creating an atmosphere of fear rather than safety. It’s less like living in a secure community and more like living in a heavily policed, hostile environment.


Then there’s the parking situation – or rather, the complete lack thereof. It’s chaotic designated spots, no clear signage, and absolutely no organization whatsoever. Finding a place to park is a daily struggle, and forget about having visitors – they’ll be circling for hours. Lodha Palava clearly prioritized cramming as many buildings as possible onto the land instead of considering the basic needs of its residents.


And if you think complaining to the PCMA office will help, think again. That’s another level of frustration altogether. The staff there seems to exist solely to extort money from homeowners and make their lives miserable. They are utterly useless when it comes to resolving issues, and their only talent seems to be inventing new and creative ways to extract fees. Dealing with them is like banging your head against a brick wall – you’ll just end up with a headache and an empty wallet.


In short, Lodha Palava is a prime example of how a housing project can go horribly wrong. It’s a case study in mismanagement, greed, and a complete disregard for resident well-being. Do yourself a favor and avoid this place like the plague. You’ll thank me later.

They sold palava phase 2 properties 40% higher than other developers. They charged 58 lacks for 1 bhk and 75 lakhs for 2 bhk in 2016. However, today all the developers are selling from 35 to 45 lakhs in that area. This is a huge loss for all citizens.


Even though after looting all people now lodha is forcing entire palava citizens to CGC charges as city maintenance charges which is contributing another 5%

VERY BAD EXPERIENCE AFTER BUYING LODHA CODENAME PREMIER. WORST SERVICE BY THE CUSTOMER SUPPORT TEAM AND RM.


THEY WILL UNNECCESARY CHARGED YOU THE EXTRA AMOUNT WITHOUT ANY PRIOR INFORMATION AND EVERY TIME THEY CAME UP WITH THE STATEMENT EVERYTHING MENTIONED IN THE REGISTERED AGREEMENT. NO PROPER SUPPORT FROM CUSTOMER TEAM. THIS PROJECT IS NOT WORTH FOR YOUR HARD EARNED MONEY. I WILL STRONGLY SUGGEST NOT TO BUY ANY PROPERTY IN LODHA
