Hi Buyer, M3M is a big property scam and I would request all the new buyers please don’t invest on their fresh under construction projects, they are group of liers and don’t believe on customer service or costomer excellence. Always looking for extracting money from the customers misleading them to buy something with offers and later on cancel all the offers on the and of late pay meh charges on your account.

I have unit with M3M Soulitude 2 sector 89 - unit no - M/104/1st floor. First of all they only give me 30 days to pay 90 lakh and when I was not able to pay in 30 days and took around 60 days. They made me to pay interest charges which I paid but now they are telling me - because your unit had intreast charges - all your benefits and null and vide now in case you need to transfer this unit. You need to pay 550 per sqft Transfer charges. Scam scam scam

Let me be brutally honest: my experience with M3M Golf Hills Phase 1 in Sector 79, Gurgaon has been far from what I had envisioned when I first made the decision to invest in this property. It’s hard to accept that the glossy brochures and promises of luxury living can be so far removed from the reality you’re actually handed once the ink is dry on your contract.

From the very beginning, I was drawn in by the “premium” allure of the project. The pictures, the advertisements, and the sales team painted a picture of a sophisticated, serene living environment with a golf course view to boot. They made it seem like it was the next big thing in Gurgaon. But once I took possession of my flat, the cracks began to show. And I’m not talking about minor imperfections—these were serious issues that should not have existed in a so-called high-end development.

Let’s start with the location, because that’s where the trouble begins. M3M Golf Hills Phase 1 is tucked away in Sector 79, which, while it may sound nice on paper, is far from ideal. It’s extremely isolated, which is a serious problem for anyone who relies on nearby amenities for daily needs. There are no decent shops, restaurants, or even basic services in the vicinity. You’ll need to drive for miles to find a grocery store or even a half-decent café. This lack of infrastructure is baffling for a development that markets itself as a luxury offering.

And what about connectivity? Again, I was promised easy access to major highways and key parts of Gurgaon and Delhi. But in reality, the roads leading to this development are poorly maintained and often congested, particularly during rush hours. It doesn’t matter if you have a fancy apartment if you’re stuck in traffic for an hour just to reach the main road. You may as well be living in a secluded part of Haryana, not in the heart of Gurgaon.

The next issue is the construction quality—or should I say, the lack thereof? I can’t even count how many times I’ve had to deal with issues like poorly installed flooring, cracks on the walls, and an alarming lack of soundproofing. You can hear everything: the neighbor’s TV, children playing, the sounds of cars honking from the street. The windows, which are supposed to offer a peaceful, upscale view of the surroundings, are nothing but thin glass that lets in both noise and dust. It feels like living in a construction zone at times. If you’re looking for peace and tranquility, you won’t find it here.

What I found most frustrating, however, was the customer service, or rather, the complete absence of it. Every time I had an issue, whether it was a broken appliance or a problem with the plumbing, reaching someone who could actually help was like pulling teeth. The staff is completely unresponsive, and when you do manage to get a response, it’s often a vague promise that never materializes. I’ve had to chase down service personnel on multiple occasions, and more often than not, they would simply ignore my calls and emails. For the amount of money I’ve invested, I should not have to beg for basic services.

When it comes to amenities, I found them to be severely lacking. The swimming pool, touted as one of the main selling points of the project, is poorly maintained. It’s often dirty, with debris floating around, and the clubhouse is no better. The gymnasium is small, cramped, and lacks the equipment you’d expect from a luxury development. In fact, everything from the tennis courts to the walking paths feels like a half-baked attempt at luxury. They’ve clearly cut corners here, leaving residents with little to enjoy.

Lastly, let’s talk about pricing. The price I paid for my apartment seemed fair at the time, considering the location and the promises made by the developers. However, after experiencing the project firsthand, I can confidently say that the value for money is nonexistent. The premium price tag doesn’t match the subpar construction, lack of infrastructure, and shoddy amenities. It feels like I’ve overpaid for something that falls short in almost every category.

I would strongly urge anyone considering this project to think long and hard before making such a significant investment. Don’t be fooled by the marketing material—what you see on paper is not what you’ll get in reality.
