Not upto the To Whom It May Concern,


I, Jairam Saindane, a resident of B-2/504, Samraat Amazon, want to express my deep disappointment and share the bitter experiences I’ve had with the Samraat Group regarding my investment in their project, Samraat Amazon in Seren Meadows.




  1. Delayed Possession and Misleading Commitments




I booked my flat in November 2020 with the assurance that possession would be delivered by March 2023. Despite my diligence and trust in Samraat Group’s reputation as a leading builder in Nashik, possession was delayed until June 2024, which did not include parking and amenities despite full payment. Written commitments for compensation for this delay were outright ignored.




  1. Substandard Construction Quality and Leakage Issues




After possession, significant issues emerged in my flat: broken window locks, sink leakages, lack of proper bathroom slopes, and poor workmanship. The low-quality materials used in construction have become a source of constant stress.




  1. Severe Infrastructure Problems




•   Leakages: Cracks in the building walls and steps, absence of stormwater drains, and water accumulation during the rainy season make the premises hazardous.


•   Parking Issues: Unsafe parking layouts, with steep slopes, pose risks of accidents. Parking spaces appear to be provided only to fulfill formalities.


•   Exterior Neglect: Roads in front of the Tropicano and Amazon complexes are poorly maintained, with insufficient streetlights adding to safety concerns.




  1. Unethical Practices and Cheating Patterns




•   False Promises and Breach of Trust: The builder constantly shifted possession dates, forcing residents to accept repeated delays without compensation. Written assurances were ignored, showing blatant disregard for customer trust.


•   Maintenance and Repairs at Residents’ Cost: Despite charging hefty maintenance fees, Samraat Group forces residents to bear the costs of repairs due to poor-quality construction and negligence.


•   Amenities as a Hoax: Amenities such as podiums, main gates, and proper car stoppers were advertised and charged for but remain incomplete. These are clear examples of misleading marketing to attract buyers.


•   Manipulation During Meetings: In meetings held with the builder, commitments were made to pacify residents temporarily but were never followed up with action. The creation of a resident committee and regular updates from the builder team have been entirely neglected.


•   RERA Extensions as a Shield: The builder consistently seeks RERA extensions without valid justifications. These extensions are used to cover their inefficiencies and mismanagement at the cost of the residents’ patience and hard-earned money.


•   Unexplained Cost Increases: Several residents have reported unexplained and arbitrary increases in costs after booking, with no justification provided. The builder pressures buyers to pay the extra amount to avoid losing possession rights.


•   Neglect of Health and Safety: The builder’s disregard for basic infrastructure, such as stormwater drains, has created health hazards like waterlogging and mosquito breeding, showing a complete lack of concern for residents’ well-being.


•   Inadequate Transparency: There is no proper communication or transparency regarding project timelines, quality checks, or delays, leaving residents in the dark about critical developments.




  1. Poor Communication and Management




A meeting with the builder on 3/10/2024, which aimed to address concerns, led to more hollow promises. Key decisions such as bi-monthly meetings with residents and forming a committee for communication have seen zero implementation.


Additionally, the gap between the corporate and site teams has resulted in delayed material supply, further halting progress.




  1. Health and Safety Risks




Waterlogging during rains creates mosquito breeding grounds, increasing risks of diseases like malaria and dengue. Uneven paver blocks and unsafe parking slopes add to residents’ daily struggles.


A Dream Turned into a Nightmare


Investing in Samraat Amazon with my hard-earned money was supposed to fulfill a lifelong dream. Instead, it has been an endless ordeal. Samraat Group, known as a top-rated builder in Nashik, has failed to live up to its reputation, delivering nothing but disappointment.


As a spiritual individual, I sincerely hope good sense will prevail, and the Samraat team will take immediate action to address the grievances of its residents. The residents deserve a fully functional and safe living environment, both inside and outside the complex, without further RERA extensions or excuses.
