Cons:- 1. Poor workmanship in the interiors. Though the material quality is good, the fittings are bad. My kitchen wall tiles were not fixed properly. Can hear hollow sound on tapping. Same holds true for flooring.
Electrical wiring not earthed properly which may damage equipments. Aluminium wiring in the mains electrical room. Many flats complains of short circuit in the electrical room. Copper wiring provided only in the individual flats.
Extremely bad plumbing, sewage water dripping from pipes can be seen on all its sites in Mallapur- Gulmohar Gardens and Mayflower. The plumbing design is poor, passes through driveway and is an eye sore.
The driveway in the Gulmohar Gardens Annexe is of very poor quality they just put thin layer of cement over mixture of dust and granules. It started comming off in the 1St year of construction of building.
During the buying process, they will collect the corpus fund saying it is for association but while handing over to association, about~8 Lac of funds were transferred for maintenance without informing the residents.
My review is purely based on my experience and if anyone wants to invest in Modi Properties, they should visit its already constructed projects to validate these points.
They pay special attention to the looks from outside to lure the customers but please check things meticulously before buying.
