Keppel’s Elita Promenade project in Bangalore is an unmitigated disaster. In addition to delays in handover, shoddy construction, etc, the BIGGEST problem is that they have falsified several sale deeds in the complex. They do not own all of the land that they claim on the sale deed. Reselling an apartment is next to impossible as the sale deed suffers from major problems.
Their sale deeds pretty much contain a random number for the land area of the project and an individual buyers land share as no relationship with your flat size -- once again selling the apartment unit becomes impossible.
They have indefinitely delayed handover of apartments because they are unable to complete common areas. Customers have taken legal action for not completing the common areas as promised.
They are a world-class fraud builder -- please stay away.
