On 6 June 2019, we paid caution deposit about 4.92L to book a 2BHK flat in Phase C, 1302. However, we have requested cancellation due to the family emergency during covid(my father has been hospitalized) on 12 Aug. 2020.


The initial response was that I will be refunded by deducting the minimal processing charges within 60 to 90 days.


I have been following up with Hillcrest for the past 3years+ and there is no positive response. Now HillCrest says that as per the policy, we need to pay back additional amount.


We don’t understand the fact that we don’t own a single brick/sand from HillCrest and still forfeiting hard earned money.


I request everyone whoever reads this message to help me on how to handle this.

One of the worst project in entire Hyderabad. Project delayed by multiple years with no proper communication. Don’t fall into their trap by trusting them with your hard earned money. Specifically don’t go for their emi option. It is just an intelligent customers to loot people.

Pacifica hillcrest phase 1 was sold as one of the premium projects in Hyderabad but it’s actually THE WORST PROJECT. First of all it was promised to be completed and delivered in 2020 but OC was obtained in 2022; still lot of pending work is there in this project. BIGGEST CHALLENGES ARE THERE IS NO CLUB HOUSE, GROCERY STORE and proper amenities; club house was earlier verbally promised with phase 2 which was told to be completed in 2021. NOW WITH RERA; builder has extended timeline to 2027 which means no club house for phase 1 till 2027.


NO SUPPORT FROM LOCAL MANAGEMENT TEAM, they have their own DICTATED RULES LIKE - one can’t clelebrate anything without prior permission, one can’t use multipurpose court for sports like skating (please note multipurpose court is not synthetic but cement + paint), frequent thefts happening in society, no proper cleaning, lack of cleaning staff every time, management is utter RUDE AND NOT CUSTOMER FRIENDLY, no proper water ( residents are dependent on tanker water with high TDS), no good landscaping, no proper connecting road and what not!


THEY HAVE THEIR OWN STATED RULES AND REGULATIONS, sometimes it gives feeling that we as residents are LIVING IN JAIL OR HOSTEL AFTER PAYING PREMIUM FOR THIS HOPELESS EXPERIENCE; hopefully TELANGANA GOVT. will see these reviews one day and intervene in these kind of matters!!

There is no negative rating to select. It is the worst real estate company I had seen. I booked a flat there in Nov 2019 and cancelled the booking in June 2022 as they have not started the work. They didn’t pay me interest also. Now the apartment prices increased like anything in Hyderabad. I lost a lot of money as I have to spend money to get the same flat in 2022. Don’t purchase any property in pacifica projects. You will lose money and peace if you invest money in their projects. They are quoting 93 lakhs for the flat I booked in 2019 for 83 lakhs. Imagine the amount of money I lost by investing there. Lost time, money and peace. While booking they said they would handover the project by 2024 June and later 2025 Dec and now 2027 Dec. I bet they don’t deliver the project before 2030
