Quality of construction, paint, door quality etc

There is nothing good about the prestige lakeside habitat project:


Construction Quality:


Overall quality is very poor w.r.t.Finishing


Poor electric points by blackandwhite brand


Data Wiring or cable wiring is not done propely, for small flat single wifi is okay. But for 3 or 4 BHK, data lines are not connected.


Levels of tiles in bathroom is not correct, and they don’t fix


It is new property, already there is water leakage at many places.


Location:


It is located in gunjur and varthur road, road is very narrow and there are plenty of schools due this sometime, residents are struck for hours.


Uber/Ola cabs difficult to get


CRM/ Support from property management


They don’t listen to you, will not pickup the call, when you send mail they will not reply


Rent:


It is good place to live on rent, due to above rentals are less.


Paint quality in room is very poor, primer is not done properly


primer and paint on iron grill is also poor


No mesh in door or windows


ugly


PLH support is extremely bad, they don’t lift phone


Quality of woods used in doors is very poor


Quality of handles used in doors very poor


Electric button quality is very poor. Some of the buttons are already falling from the panels without use


Considering the cost, quality is very poor.

SDIL is a bunch of CHORs. They know very well how to trap the customers in their net.
1. They will trap you in the name of affordable housing and then once you have invested, they will keep asking for more money.
2.If you dont pay, they will cancel the flats and sell it to somebody else.
3. They put clauses in the agreement which can be used against the customer.
4. They refuse to honour the flat price mentioned in the agreement.
5. They will say no money to complete the project, so pay us more. But you will find that they have started many new projects in Bangalore in the last 6 months. There is a strong feeling among the customers that they are using the money taken from Unnathi customers in these new projects.
6. If you question them, they will become rude and start shouting. They will say do whatever you want but we will cancel your flat if you dont pay more money (8.5 lakh rupees)
7. There was supposed to be a penalty for delay in delivery of the project. Now they are refusing to pay that.
8. All the amenities they show in the master plan are actually part of their club house for which they charge Rs 200000/- extra.
9. The road that goes through the apartment turns out to be a PUBLIC road for which we will have to pay maintenance.
10. The so called LAZY river shown in the master plan turns out to be NALA/Public Drain.
11. The Utility area is so small that a washing machine would not fit in to it. They have not done anything about it inspite of complaining again and again.
12. They have charged Rs 35000 extra for washing machine water point. This is an additional cost never mentioned in the agreement. But they have charged it forcefully calling it a mandatory cost.

These are only few examples of the SCAM that is going on in the name of Sovereign UNNATHI.
Nothing new. Their Sr. VP committed in front of about 150 people that would come. Backtracked as usual.
Learnt that SDIL refused to attend the meeting with builder which agreed on 26th September 2013

Prestige group is not suitable for NRI’s, and I am an NRI, and booked a flat in prestige Jindal City and that took one year to get the possession and to check in. CRM is not co-operative and very tough to deal with them, particularly when you don’t have POA to deal with them. I made 3 visits to complete the possession process and to check in that took one year.


After check-in, I have realized that geyser connection parts are missing and again dealing with them but no response from their part.

Badly managed , crumblinginfrastructure. Dangerous fire incidents have happned inside , I have never seen ac’s work in the gym . Stp is bad and smells All round the year .. If you live a quiet life this is not for you because residents will force you to listen their badly choreographed dances on loudspeakers during festivals . If you want to sleep some random uncles will make sure you cannot as they have a laughter club , their bellowing starts the morning . Fighting with random unsuspecting maids random neighbors etc is a feature however important issues like water , fire safety are not much of a concern for the residents . Overall bad for renting and absolute no no for buying at exorbitant prices

Please ask the sales team before possessing any flat. I saw that flat no. 43298 was booked under someone else. this Mr. Mohsin Khan has no basic Marketing ABC and does realise that the flat is sent to some one else. i’m trying my best to save my family from fraud but none heard it nor believed me. they finalised the interiors and they are lying that they were giving for a tenant. Pls have a conscious common sense before buying a flat or else fall for a scam.

Prestige and PPMS negligence has caused death of a 10 year child in prestige lakeside habitat. The negligence had lead to electrocuition of the kid near the swimming pool.
