VDB - owners beware

Dear Prospective buyers,

Greetings! I’m a resident of a VDB promoted property ’VDB Celadon’ located in Yelahanka - Bangalore. This is a residential complex built and promoted by Koshy Varghese, who is also promoting sites like Azure, Mint, Villow Farm, Nusa Dua etc.

I’m sharing our personal experiences just to caution prospective buyers as they contemplate on various options. Most of us booked our flats in 2008 and the promise given to us was that the project would be complete by 2011. However, we were given possession only by mid 2013. (still more than 40 out of 194 flats, are yet to be handed over ). The last 6 months, we have been following up on Katha and the builder has no intentions of working on it. None of us have got BESCOM’s (Electricity board) individual RR number.

Since last month, the owner has started charging us some ad-hoc amount ( and he claims they are of commercial rate). Mind it, the bill is not from the electricity board - these are VDB printed bills on A4 sheets of paper. The promoter has gone ahead misusing common areas to siphon more money - the changing room next to swimming pool is now converted to a flat, a portion of the campus which is supposed to be a children play area (as shown to us while promotion) is not acquired, spaces in the driveway are sold as ’Open car parking area’, and all these are done discretely.

On top of these, issues with Sewage treatment plant (STPs), generators and lifts seldom get addressed on time. We are in the first year of free maintenance by the builder, but there are no labours available on call - whatever, your issue may be. Above all, the builder refuses to show account statments of all the deposits he had collected from each owner on various accounts - like the Cauvery water connection, Maintenance charges, katha charges, and other miscellaneous heads.

What was earlier disregard or indifference, he has gone into threatening mode of late, whenever, any resident or flat owner raises a question or issue with him. Feel free to walk into VDB Celadon - Yelahanka, Bangalore for a walk around and live testimonials from residents before you invest your hard earned money.

VDB’s team is very much present at VDB Celadon.My team and I visit the VDB Celadon premises often to check on the property and the amenities and use the opportunity to engage with our residents. Our maintenance team, including the Security and Cleaning staff(who are employed by VDB) are headed by Mr. Rajendran, Estate Manager, and are on site during working hours for maintenance and to respond to immediate problems faced by residents. During other hours, we have staff(electricians, plumbers, etc.) to take care of emergencies. This is an easily verifiable fact.2. Amenities and facilities at VDB Celadon are functioning and working well.I invite all prospective customers to visit VDB Celadon and:a.Ride on our internationally reputed ThyssenKrupp elevators.b.Visit the swimming pool and check out the quality of the water, pool maintenance and safety features. c.Visit the Sewage Treatment Plant and check out the quality of water that comes out.d.See the places we have marked as open car parking areas(do check if they are in the drive way)e.Evaluate the children’s play area to check for safety and quality. You are welcome to check out the cricket pitch or any other area, including the Club House.f.If you wish to book a VDB Celadon property, you are invited to check beforehand all the approvals and permissions that we have obtained for the development of VDB Celadon and others that are under way.I am proud to share that VDB is now in its twelfth year of business and we have not had any major issues with customers in any of our projects to date. The contracts we have completed include projects for reputed and quality-conscious companies like ITC, RAMBUS and the Institute of Aerospace Medicine. They are testimony to VDB quality. I am the Managing Director of VDB and live in one of my developments - Nusa Dua in Whitefield.Yes, we did experience delays with VDB Celadon, especially since we were constructing during one of the world’s worst economic downturns. However, we did compensate every genuine case, even though there was no compensation clause in our agreements. We have assured our owners in VDB Celadon that we will not leave the site unless defects, if any, are rectified. I am leaving the other questions for my senior management team to answer so that you can get your clarifications first hand.We are clear in our mind and conscience that our intent has been right and we move forward with that belief.
